WELCOME TO TURKEY CREEK FOREST

Established in 1977, Turkey Creek Forest is an over 55 residential community of 445 privately owned homes located in Gainesville, Florida, on US 441 between NW 43rd and NW 34th Streets. Common areas include a front gatehouse with a part time safety dude who is frequently asleep or confused. Don't even need a decal these days. Just tell him you live at any lot number and he will let you in without question. Or drive right past him. He won't stop you. The Community Center houses the office which is open a whole six hours a week; a clubhouse room in dire need of paint and decorating for meetings, activities, and parties; a game room with pool tables, darts and poker table; and the arts and crafts room used for bingo. On the Community Center grounds are a lovely swimming pool, two tennis courts, shuffle board courts and a horseshoe pit. The community is governed by the Turkey Creek Forest Owners Association ten member volunteer board of directors. Office Hours Changes with...

TITLE VIII FAIR HOUSING RECAP Significant Recent Changes 1. In addition to expanding the number of protected classes and creating new enforcement procedures, the 1988 amendments to the Fair Housing Act also created an exemption to the provisions baring discrimination on the basis of familial status for those housing developments that qualified as housing for persons age 55 or older. The Housing for Older Persons Act of 1995 (HOPA) makes several changes to the 55 and older exemption. First, it eliminates the requirement that 55 and older housing have "significant facilities and services" designed for the elderly. Second, HOPA establishes a "good faith reliance" immunity from damages for persons who in good faith believe that the 55 and older exemption applies to a particular property, if they do not actually know that the property is not eligible for the exemption and if the property has formally stated in writing that it qualifies for the exemption. HOPA retains the...
